Flat Fee MLS vs. Full-Service Listing Agent: Which Is Right for Your South Florida Home?
Quick answer: A flat fee MLS listing puts your home on the MLS for a one-time fee, and you handle most of the selling yourself: showings, negotiations and paperwork. A full-service listing agent handles the whole sale for a commission paid at closing. Flat fee usually fits sellers who are comfortable running the sale and have time to do it. Full-service usually fits sellers who want pricing, marketing, negotiation and closing handled for them, or whose sale has complications such as condo association approval.

How fees work now (after the August 2024 changes)
- Listing fees are negotiable. There is no standard commission set by law.
- Buyer-agent compensation is no longer offered on the MLS. Since August 17, 2024, MLSs prohibit offers of compensation to buyer agents. Sellers can still offer it off the MLS through negotiation. (NAR)
- Buyers sign a written agreement before touring with an agent. That agreement sets what the buyer's agent is paid and by whom.
- This affects both options. Whether you list flat fee or full-service, you'll decide whether to offer anything toward the buyer's agent. A flat fee only replaces the listing side of the cost.
When a flat fee listing makes sense
- You've sold a home before, or you're comfortable with Florida contracts and disclosures.
- You can take calls and schedule showings yourself.
- You have a clear idea of your price, or you'll pay for a pricing opinion separately.
- Your sale is straightforward: no association approval, estate, or title issues.
When full-service makes sense
- You want one professional handling pricing, marketing, showings, negotiation and closing.
- You live out of the area or don't have time for showings.
- Your property is a condo or in an HOA that requires buyer approval, document packages or estoppel letters. See our condo and HOA buyer's guide for what buyers will ask for.
- You expect multiple offers or complicated terms and want experienced negotiation.
Questions to ask any flat fee provider
- Which MLS will my home be listed on, and which portals receive it?
- What brokerage relationship will we have? Florida law presumes a transaction broker relationship unless a single agent or no-brokerage relationship is set up in writing. (FS 475.278)
- Who receives buyer-agent calls and offers: me or the brokerage?
- How many changes can I make, and how long does the listing last?
- Can I upgrade to full service mid-listing, and how does that work?

Is a flat fee MLS listing legal in Florida?
Yes. A licensed brokerage enters the listing on the MLS. Ask the provider which brokerage relationship you'll have.
Do I still have to pay the buyer's agent with a flat fee listing?
Not automatically. Since August 2024, offers to buyer agents aren't made on the MLS. Whether you contribute is negotiated off the MLS, the same as with a full-service listing.
Can I switch from flat fee to full-service later?

Will my home appear on Zillow and Realtor.com?

We don't have reliable data to answer that, and results depend on the property, price and market. Choose based on how much of the work you want to do yourself.
