A short history

Weston was developed in the 1960s as Arvida Corporation's planned community on former cattle ranch and agricultural land. The City was incorporated on February 5, 1995, and adopted a master plan emphasizing single-family residential neighborhoods, gated communities, parks, and a planned commercial center. By the early 2000s, Town Center emerged as the downtown with retail, offices and mixed-use development along Weston Road. (City of Weston)

What buyers and investors should check

  1. Confirm the city. Many Weston homes have a "Fort Lauderdale" or other mailing address. Check the city on the Broward County Property Appraiser record, because taxes, permits and rules follow the city, not the ZIP code.
  2. Check the flood zone and get insurance quotes before you make an offer. Weston has lower flood risk than some areas, but it varies by location.
  3. For all homes, review the association documents and rules. Most Weston neighborhoods have active homeowner or community associations. Read the bylaws, budget, reserves and any inspection reports. See our condo and HOA buyer's guide.
  4. Planning a short-term rental? In single-family zoning, the City requires a permit and registration. (City of Weston) Check your association's rules too—many Weston associations restrict or prohibit rentals.
  5. Look up permit history for past roof, window, addition and renovation work on the City's permit search page.
