A short history
Wilton Manors was incorporated in June 1947 as the Village of Wilton Manors. A 1953 state law (Chapter 29609, Laws of Florida) made it the City of Wilton Manors and gave it its charter. (City of Wilton Manors) The Wilton Manors Historical Society marked 100 years since E.J. Willingham founded “Wilton Manors” on November 20, 2025, by placing interpretive markers at Richardson Historic Park. Its archive also covers 1950s subdivisions such as Coral Estates and Coral Point. Neighborhoods by area
The city sits largely between the North and South Forks of the Middle River. On City maps, Oakland Park Boulevard runs along the northern edge of the western half of the city. The main north-south roads are Powerline Road (NW 9th Avenue), Andrews Avenue and Dixie Highway. NE 26th Street runs east-west through the middle of the city, and Wilton Drive (State Road 811) runs diagonally through the center. The City calls the place where Wilton Drive meets Dixie Highway “Five Points.” (City association map, City of Wilton Manors)

Public projects: what is changing
- Drainage and tidal valves: Stormwater work on Coral Gardens Drive and NE 27th Drive is under construction from August to October 2026 and includes a tidal check valve. A citywide program to put tidal backflow valves on stormwater outfalls is scheduled for October 2026 to March 2027. Drainage work on NW 3rd Avenue is planned for fall 2026 to summer 2027. (City of Wilton Manors)
- Water and sewer: the City plans water main replacements in the western part of the city and a replacement of Lift Station No. 1 near Powerline Road, both expected in 2027. (City of Wilton Manors) In March 2026, the City settled a state wastewater case with the Florida Department of Environmental Protection, with more improvements planned through 2029. (City of Wilton Manors)
- Private development under review: current applications include the Shoppes of Wilton Manors at 2200-2292 Wilton Drive (82 apartments and about 18,583 square feet of commercial space; revised site plan posted October 2026) and The Wilton Hotel, a proposed 123-room, eight-story hotel at Five Points still awaiting City Commission approvals. (City of Wilton Manors)
- Transit-oriented zoning: the City changed its plans and codes to allow transit-oriented development along Wilton Drive, NE 26th Street, Dixie Highway and Andrews Avenue. FDOT recommended Oakland Park, not Wilton Manors, for a planned commuter rail station on Dixie Highway. (City of Wilton Manors) The City is also processing a rezoning of certain duplex and multi-family parcels to Transit Oriented Corridor East (TOC-E); it held owner outreach on September 16, 2025. (City of Wilton Manors)
Flood zones and insurance
- The City says its storm drains are gravity-fed and empty directly into the city's waterways; its tidal valve program is meant to keep high tides from backing up into them. (City of Wilton Manors, Stormwater)
- New FEMA flood maps took effect on July 31, 2024, replacing the August 18, 2014 maps. The City notes that a lender may require flood insurance even when FEMA does not. Look up the address on FEMA's map center or Broward County's flood map page. (City of Wilton Manors) See our flood zone and insurance guide.
- Seawalls: the City says seawalls are almost all privately owned. Under Ordinance 2020-002, owners must raise a seawall when they build new or do substantial renovations. They must also raise it when tidal flooding or erosion through the wall floods neighboring property or roads. Read the ordinance for the required height. (City of Wilton Manors)
What buyers and investors should check
- Confirm the city. Lazy Lake is a separate municipality inside Wilton Manors, and the streets around the city belong to other cities. Check the city on the Broward County Property Appraiser record, because taxes, permits and rules follow the city, not the mailing address.
- Check the flood zone, elevation and insurance quotes before making an offer.
- For waterfront homes, ask about the seawall's condition, height and permits. Renovation plans can require raising the wall.
- For condos, townhomes and HOA homes, read the association documents, budget, reserves and any inspection reports. See our condo and HOA buyer's guide.
- Look up permits and nearby projects. Check past permits through the City's online permit lookup, and review the City's development and utility project lists for work nearby. If you plan to rent short term, read the City's vacation rental rules first.
